CONTACT YOUR MORTGAGE BROKER TO GET YOUR MORTGAGE PRE-APPROVAL STARTED.

FILL OUT THE ONLINE APPLICATION AND UPLOAD THE DOCUMENTS YOUR BROKER REQUESTED FOR YOUR PRE-APPROVAL. SIGN THE CONSENT FORMS THAT ARE EMAILED TO YOU.

YOUR BROKER  WILL CONTACT YOU WITH YOUR PRE-APPROVAL & PROVIDE YOU WITH A PRICE TO SHOP WITHIN. USING THE AMOUNT YOU’VE BEEN PRE-APPROVED FOR, START HOUSE HUNTING WITH YOUR REALTOR. WE CAN HELP FIND YOU A REALTOR IF YOU WANT!

ONCE YOU’VE FOUND A HOME YOUR REALTOR WILL HELP YOU NEGOTIATE AND WRITE UP A CONTRACT. IF YOU AREN’T USING A REALTOR, YOU WILL NEED TO PROVIDE US WITH YOUR ACCEPTED OFFER. AFTER YOUR OFFER HAS BEEN ACCEPTED YOUR BROKER WILL SEND THE MORTGAGE TO A LENDER THAT WILL BEST SUIT YOUR NEEDS.

AT THIS TIME YOU MAY NEED TO HAVE A HOME INSPECTION AND/OR APPRAISAL DONE ON THE PROPERTY YOU’VE CHOSEN. WE CAN HELP WITH THIS!

WHEN WE HAVE A CONDITIONAL APPROVAL FROM THE LENDER, YOUR UNDERWRTIER WILL COLLECT FROM YOU THE PAPERWORK NEEDED TO FINISH MEETING THE LENDER’S CONDITIONS. YOUR BROKER WILL HELP YOU SET UP MORTGAGE LIFE AND DISABILITY INSURANCE.

YOUR FINANCINCING CONDITIONS WILL BE WAIVED. YOU WILL NOW NEED TO GET HOME AND CONTENT INSURANCE & COMPLETE UTILITY CHANGE OVER. THEN START PLANNING YOUR MOVE!

A WEEK PRIOR TO YOUR POSSESSION DATE YOU WILL MEET WITH YOUR LAWYER TO PROVIDE THE BALANCE OF THE DOWN PAYMENT AND SIGN THE MORTGAGE DOCUMENTS. WE CAN HELP YOU FIND ONE!

AT THIS POINT YOU WILL WANT TO MAKE SURE YOU HAVE EVERYTHING READY FOR YOUR MOVE IN DATE, EXAMPLE. MOVING TRUCK BOOKED, HELP ARRANGED….
